With a big change on the horizon for this family of 5, Lyndsey Wakeham leveraged every resource to not just get their home sold, but get it sold fast and for the most money possible.
Embarking on a new and exciting adventure of moving their family of 5 to Strasbourg, France, the Ukstins found the perfect fit working with Nest's Lyndsey Wakeham.
Having experienced a trans-Atlantic move with her family as well, Lyndsey was the perfect agent to help them through the process of not just selling their home, but also providing insight and guidance for moving abroad.
With this big move ahead, the family knew exactly what they needed to sell their home for in order to take this next step comfortably.
At Nest, we do not subscribe to letting photos sell the house - we pride ourselves on taking a proactive approach to selling homes. Armed with the goals of the family, Lyndsey immediately went to work to get the home prepped for the market and ready to sell as quickly and as optimally as possible.
Leveraging Compass' Coming Soon platform, Lyndsey immediately began marketing the property to prospective buyers and brokers through extensive email campaigns, targeted social media advertising, and phone calls.
Lyndsey was quickly able to get an over-ask offer before the home event had a chance to go into a bidding war. Lyndsey carefully helped the Ukstins weigh the pros and cons of taking an offer before the home even had the chance to go into a bidding war.
With three young kids already upset about leaving their home and friends, the idea of not having to vacate the house and make it open house/showing ready was a big pro, but maximizing profit before moving to France with 3 kids, a dog, and 2 cats was also imperative.
In the end, Lyndsey was able to negotiate the off-market offer up an additional $20,000 bringing it to $50,000 over the sellers' initial ideal selling price.
This secured the decision to take the off-market offer, as it provided the family with what they needed to take the next step in achieving their dreams of living abroad.
At closing, the Ukstins were excited for the next step in their lives, but reflecting on their experience in their home, said "when we moved in here, we thought we would stay until the girls were grown. But, life and dreams change. We're excited for what this new adventure brings. But today is a day to say goodbye and feel thankful for the gift of this beautiful home."
Knowing how important this day was in their lives, Lyndsey wanted to give them a gift that would remind them of the home and community that they loved, but also highlight the excitement of their new adventure. Lyndsey commissioned her artist friend, Mara Sprafkin to sketch their home as a keepsake to take with them. A bottle of wine from the Alsace region of France and 5 euros for each of their girls to spend on arrival at the amazing Strasbourg Christmas Markets.
