The Nest Selling Experience

Step One: Home Evaluation and Project Plan

At every initial walkthrough and meeting with our clients, we discuss the best approach to prepare your home for market, including pricing, optimal work to be done, and coordinate the logistics of preparing the home for sale so that it can shine in its brightest light, helping set up our clients to get the best price for their homes. We’re always one step ahead with a team on call including subcontractors ready for quick and efficient home improvements that will result in a high return on investment. We will also walk through our multi-faceted, custom marketing plan that our team has prepared for your home.

Step Two: Photoshoot & Videography

The photoshoot is one of the most important parts of selling a home. We arrive with a team of people to ensure every detail is perfectly captured in photographs and video. This often involves our team packing boxes with unneeded items, stylizing and decorating with existing furniture and decor, organizing shelving and closets, and even some light landscaping. As video continues to be the most favorable form of media, we bring in a videographer to help us tell the story of each home. We also do drone photography, floor plans, and Matterport as needed.

Step Three: Pre-Marketing Campaign

Beginning with a pre-marketing campaign through Compass' Coming Soon offering, we are able to generate interest in each property before coming to market through robust social media marketing to a target demographic, strategic email campaigns, and direct calls to potential buyers. By the time the home hits the active market, we have already accumulated a strong interest and anticipation for the home - and oftentimes we are able to secure an ideal offer for our sellers before they have to go to market - avoiding the stress of open houses and the unknown.

“I don’t know how any single agent out there can even compete with the Nest Team. They brought in a whole crew to help us get our house ready to list quickly, a different department to photo and market the property, and a sales team that got us higher than we had even hoped for. This all happened in basically one week." - D.G., Beverly

Step Four: Launching the Listing + Open House Strategy

Even before we have hit the open market with a listing, we have started an extensive marketing approach to selling your home: ranging from postcards, phone calls, email blasts, paid advertisements, social media placements, internal brokerage communications, and more. By the time we hit the open market, everyone we know will know about your home. Our goal is always to generate the most interest, the most offers, and the best price for your home that will help you achieve your goals and dreams.

We strategically plan our launch date in conjunction with the optimal days for open houses and showings. We generate huge buzz for our open houses through exceptional communication and creative approaches, like Mega Open houses partnering with local food vendors. We want to ensure that everyone that walks through the door experiences the beauty of living in each home and the lifestyle of each neighborhood.

Step Five: Offer Accepted

Our team excels at generating offers for our clients. After every showing and every open house, we proactively reach out to every agent and every individual that has seen the home to get feedback and offers on the table. This is why we historically have a low average days to offer for our listings.

Step Six: Relax and Celebrate - We've Got you Covered

Once we have an offer accepted, our transactions coordinator works hand-in-hand with our agents to ensure you have the smoothest process possible throughout the transaction. You will always have a team on your side.
