This month's market data, based on August 2022 stats, showed similar trends across all of our North Shore service areas. Though we saw sale prices that were not as far over asking as the previous year, we still saw over ask sale prices across the board. Additionally, sales prices were up year over year! We also saw more days on market, however still a low number of days on market - typically under 2 weeks, while the total number of sales were down. The number of new listings that hit the market was much lower than in 2021, which would lead us to believe that sale prices will remain high as there is so little inventory available. Now more than ever, however, pricing the home at its true market value is essential.
