The market data for our 2023 February market report showed higher average sales prices than February of 2022 but far less overall sales. The number of days to offer was not too far off from 2022 with 25 days to offer on average across our North Shore region, compared to 24 in 2022. The sale price to list price ratio was also similar, with 102 in 2023 compared to 103 in 2022.
What we continue to see is that homes that are priced right and are totally sale ready: staged, organized, great photos, priced intelligently, along with a robust & strategic marketing plan are still selling quickly and over asking price. Now, more than ever, you need to have a savvy local agent that will go above and beyond to get your home sold. There are still motivated buyers out there and very little inventory, so it's our job to be the matchmakers and present your home in its best light.
