Last week I was talking with a client who makes a killer living out of buying houses low and selling high. His words. Exactly: "Tis the season to write offers." And I couldn't agree more. There are 2 key reasons why you should consider putting in an offer now on a home  that you may have been watching or even dream a little and reach a little above your price window.

#1 - SELLER FATIGUE

This is the time of year where Sellers are sick and tired of having a sign in front of their house. They are looking to start the New Year fresh without the weight of their listing on their shoulders. Sellers become skeptical that their house won't sell because the month between Thanksgiving and Christmas becomes so sleepy. When they get that offer from you, they may just say yes!

#2 - BUYERS ARE FOCUSED ON HOLIDAY SPIRIT NOT HOME SALES

This is also the time of year where Buyers are taking a break so competition is low. I have watched buyers shed tears over some of the bidding wars that have happened in towns like Beverly, Salem, and Hamilton this Fall. Right now bidding wars have slowed a bit. Don't lose focus on your home search.

So if there is that house out there that you have dreamed of and it seems to be sitting, write an offer! The worst thing they can say is no.
