This month's market data, based on July 2022 stats, showed a similar market to July 2021 with similar average sales price, similar days to offer, similar number of homes sold, and similar sales to list price ratio across the North Shore. Of note, the last few months we had seen a noticeable increase in inventory, whereas the July data shows that there were fewer new listings in July 2022 than in July 2021. This will likely continue to create high demand for new homes.The data that we are seeing here shows us that the market is not as much in a downturn as some agents and news outlets predict and reinforces that we are in a market that is normalizing.
